The Seven Phases of Building a Custom Home

Choate Homes strives for unparalleled excellence, superior quality and most importantly, total customer satisfaction. We want you to enjoy your homebuilding experience throughout the entire process - which is why we have outlined these seven building phases to better explain the steps involved in completing your Choate Home. There are many things that happen behind the scenes before we can begin construction of your home. First, a lot must be purchased for your home (if applicable.) Second, your dreams need to be put to paper in the form of workable blueprints (we can be very helpful with this). Third, we must obtain all of the necessary permits required to begin our process.

Once the preparation and planning is complete we are ready to START BUILDING!

Phase I (Foundation is complete)

To complete phase I, the lot is cleared, the foundation layout is staked, and the footings/foundation walls are poured.

Phase II (Framing is complete)

Phase II is complete when your home's interior and exterior walls (1st and 2nd floors, if applicable) are built and set in place; the exterior walls are covered with vapor barrier material; your trusses/roof framing is completed; and the roof sheeting is nailed in place.

Phase III (Sealed and weatherproofed)

At the completion of phase III, your Choate Home will have the shingles, windows, doors and siding (if applicable) installed; the painting/staining is completed; the rough exterior electrical is in place; the brick/stone is set (if applicable); and the exterior caulking around the windows and doors is finished.

Phase IV (Ready for drywall)

During phase IV, your home's rough electrical, rough HVAC(heating, ventilation and air conditioning), and rough plumbing systems are completed; your phone, cable/DSS TV, high-speed Internet, intercom and entertainment wiring is completed; your rough central vacuum system (if applicable) is installed; municipal inspections are completed; and your home's insulation is installed.

Phase V (Drywall and trim)

Phase V is complete when your drywall is installed, finished and primed; the tile/hardwood flooring you selected is installed; your interior doors, moldings and trim have been installed; your staircase, railings and balusters are set (if applicable); the fireplace mantle you chose (if applicable) has been installed; and your kitchen cabinets are in place.

Phase VI (Finishings)

To complete phase VI, your home's counter-tops are installed; the interior painting and staining is completed; the plumbing and electrical fixtures you selected are installed; and your carpeting installation is completed.

Phase VII (Builder and homeowner acceptance)

During phase VII the entire Choate Custom Homes team performs a thorough quality inspection of your home and schedules a walk through with you to insure your total satisfaction.

YOUR HOME IS NOW COMPLETE!

All that is remains is closing. In less than ten days, your one-of-a-kind Choate Custom Home is ready for move-in!
